This is the first home we marketed and sold, what a journey it was for Aisling and Richard!

I got introduced to the Aisling and Richard via my brother in law who worked with Richard. We were asked to come and see there home to provide a valuation for sale.


We got on immediately, they didn’t have much faith in the industry and felt reassured by our approach. 


As a family of 5 and working from home, they were growing out of the space. And in truth this was visible in areas, something you never want to highlight to a buyer. We walked through the property spoke about some items that could be moved, tweaked the layout to identity each of the spaces as useable.


Remember the reasons you are moving and the buyers you want to appeal to 


Their home was great, it had all the spaces you wanted in a family home BUT there was 2 factors we had to work with:

  • No allocated parking and with the house or the potential of off street parking.
  • Positioned on a bend it meant you had to park around the corner.

That was genuinely the only compromise, as you had so many benefits you couldn’t not overlook them.


At the height of Covid, the marketing and videography was essential. Both to showcase the space but also minimise unnecessary viewings. Our video was designed to feel like a viewing allowing potential buyer to get a feel for the space. 


At the time of marketing, the market was very unpredictable but highly active, so we went through several buyers for one reason or another. Finally securing a family who were up sizing from an apartment. Shortly before exchange, the buyers reduced their offer due to a comment on a structural survey (it was tactical, I knew it and the seller knew it). The change wasn’t small and was going to affect the onward purchase. 


After pausing, and taking away the emotion. You need to remember, does this change in price scraper the sale but it also effects the entire chain so none moves. 


We had a good relationship with the upper chain and they helped to mitigate such a change which meant the chain was kept intact and we exchanged 48 hours later.


In a chain, everyone is effected if a sale or purchase collapese you are not alone.
