It is important, when letting your property, that your agent understands not just the lettings process but the intricacies of the industry. At Arthur Grace Residential, our director Ryan Toms, has been ARLA qualified for more than 12 years and truly understands the lettings industry.
You may be surprised to hear that some agents do not invest in a marketing campaign for their landlords’ properties. We, however, understand the importance of this, and know that each property for let has an owner with just as much emotional and financial investment put into it. Therefore, we treat each client, property and transaction equally. What does this mean exactly? Well quite simply, it means that each property on our books, regardless of whether it’s up for sale or for rent, is marketed in line with the Arthur Grace marketing guidelines.
If you have a property for let, you can be assured that your file won’t gather dust on our desk. We distribute our efforts equally between all our property files, meaning your property has an increased chance of finding the perfect tenant, compared to when using other agencies who don’t market in the same way.

If you would like us to manage your property on your behalf, we would be delighted. Having your property managed, allows you to have peace of mind when it comes to checking in on the property. We ensure this with property visits, arranging any repairs or works that maybe required and us being on hand in the first instance for any issues that need resolving.
Key elements of our property management
Local trusted contractors
We only use local contractors that we know we can trust through track record, or who have been recommended. From our experience, local contractors offer flexibility, reliability and competitive pricing. Furthermore, when you have a relationship with a local contractor, asking them to step in at short notice for an emergency is possible, along with having a common understanding of their prices means we can predetermine potential costs.
No mark ups on contractor invoice
Believe it or not, this is common in the industry. Arthur Grace Residential do not mark up any landlord contractor invoices, what we are quoted is what is charged to you. Upon your monthly rental statement being sent to you, a copy of any invoice will be included for Tax return purposes.
As per our terms of business, if works exceed £2000 + VAT, this would be seen as improvement works and an administration charge of 10% + VAT would be added on top of the total works (to cover the property inspections required during works, progress updates and maintaining a track record of the scheduled works). This would be shown on your statement along with being advised to you prior to any works taking place.
Property inspections
We will formally visit your property whilst it is occupied by the tenant, every 4 months (at no further charge to you), providing you with an update on how it is being maintained and if there are any repairs required. These visits are to ensure the property is maintained by the tenant correctly but furthermore, not allowing issues to develop due to lack of visits. These are essential.
Void management
If your property is going to be empty due to travel commitments, you are between tenancies or simply do not wish to rent the property out to the public at this time, you are likely to want peace of mind. Consider our void management service, this would mean we would personally visit the property on a fortnightly basis and follow our empty property schedule – this would include, checking the entire property (each room), ensuring it is secure, running of all taps, checking the correct lights have been left on, etc.

We have access to several rent guarantee policies, that can be taken out at the start of the tenancy or mid-way through (terms and conditions applicable).
For example, we have the below Rent & Legal Guarantee Policy available upon us securing satisfactory references – this can be paid either monthly or annually in advance.

- Monthly rent paid for up to a maximum value equivalent to six months, which includes 2 months at 50% following Vacant Possession (where applicable) from the date of the first arrears
- Available for a flat premium for monthly rental amounts up to £2,500 per month on a 12 month basis
- Legal expenses up to £50,000 to cover eviction costs if the tenant is in breach of their tenancy agreement
- Cover provided for breaches of the tenancy agreement by the tenant, including non-payment of rent and expired section 21 notices
